Maintenance Supervisor – The Grand at Carolina Forest

About the role

The Maintenance Supervisor will oversee and perform technical and mechanical work to ensure that the interior and exterior of The Grand at Carolina Forest, its grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time, onsite role follows a Monday‑Friday 8 am‑5 pm schedule with a rotating on‑call rotation.

Key responsibilities

• Assist and complete work orders generated from resident requests, diagnosing defects and performing repairs in line with company policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
• Develop and enforce standards for the cleanliness and appearance of community grounds, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
• Periodically inspect work performed by service team members, contractors, and vendors to ensure compliance with quality standards, scope, and specifications.
• Maintain adequate inventory of spare parts and maintenance materials; coordinate with the Community Manager to order supplies within budgetary guidelines.
• Support the Community Manager with budgeting, reporting, and continuous improvement initiatives related to maintenance operations.

Required profile

• Proven experience performing technical and mechanical maintenance in a residential or commercial property setting.
• Ability to diagnose defects, interpret work orders, and execute repairs according to safety standards and code requirements.
• Experience overseeing the make‑ready process for vacant units, including inspections and coordination with vendors.
• Knowledge of standards for cleanliness, appearance, and safety of community grounds and common areas.
• Experience inspecting and evaluating work performed by internal teams and external contractors.
