Community Manager – Seawall Apartments & Townhomes

About the role

Greystar is seeking a Community Manager to oversee day‑to‑day operations of the Seawall Apartments & Townhomes in Virginia Beach. The role involves leading the on‑site team, managing financial performance, and ensuring compliance with all applicable housing regulations.

Key responsibilities

• Assist in developing property budgets by analyzing financial statements, marketing data, and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges correctly, and coordinate with accounting and ownership.
• Control expenditures within approved budgets and manage petty‑cash fund balances.
• Oversee lease enforcement, including application approvals, rent discounts, renewals, inspections, notices, evictions, and collection of late fees.
• Monitor market and economic trends, and implement short‑ and long‑term marketing and leasing strategies to maintain occupancy.

Required profile

• Experience managing multifamily property operations and leading on‑site staff.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other multifamily housing regulations.
• Ability to analyze financial data and make budgetary decisions.
